How we actually work
Most of the people who call us are not in a great week. Somebody died, or a marriage ended, or a job moved, or a rental turned into a second job nobody wanted. The house is rarely the real problem — it's the thing sitting on top of the real problem.
So we start by figuring out what you actually need, which is not always "sell this house quickly to Marco and Nora." Then we tell you what we see. Here's what that looks like in practice:
We walk every property in person
Not a drive-by, not a Google Street View guess, not an offer generated from a spreadsheet. One of us shows up and looks at the roof, the foundation, the plumbing, and the actual floor you're standing on. This is why our number doesn't move after you accept it — we already know what's there.
We show our math
When we give you a number, we show you how we got to it: what the house is likely worth fixed up, what the repairs cost at today's Tulsa prices, how long the project takes, and what we need to make for it to be worth doing. You're welcome to disagree with any line of it. Some people do, and go list with an agent instead, and that's a completely fine outcome.
We refer out when that's better for you
If your house is cosmetically dated but structurally sound and you can wait sixty days, listing it will almost certainly net you more than selling to us. We'll say that out loud and hand you an agent's name. If you need a probate attorney, we'll give you names we trust — and no referral fee changes hands in either direction, because the second money moves between professionals, the advice stops being about you.
We do this often enough that it's part of the business model, not a gesture. Tulsa is not that big. The family we treat honestly this year is the family that calls us in three years, or tells their neighbor to.
We buy in more than one way
Sometimes cash and as-is is the right structure. Sometimes terms are better for you than cash — payments over time, taking over an existing loan, a delayed closing — and can put more in your pocket than a discounted cash price. We'll explain any of it in plain language and then tell you to run it past an attorney before you sign. Anyone who discourages you from doing that is not on your side.
The house that explains us best
There's a house in North Tulsa that sat empty for fifteen years. Multiple heirs, no probate ever filed, so legally nobody could sell it — and the family had been told probate would cost money they didn't have.
That turned out not to be true. We connected them with a real estate attorney who completed the probate with no upfront cost to the family, paid out of the closing instead. Then we bought the house and rebuilt it top to bottom. There's a family living in it today, and the heirs finally got what the house was worth to them after fifteen years of it being worth nothing to anybody.
The part we're proudest of isn't the renovation. It's that the first thing we did was hand them a phone number instead of a contract.
What we promise you
- You always talk to one of us. Not a rep, not a chatbot, not a voicemail box.
- No pressure, ever. No offer that "expires tonight." A real offer on a real house survives you sleeping on it, or talking to your sister about it.
- We'll tell you when we're not your best option. Including when that means we don't buy your house.
- Two business days to change your mind. If you sign an agreement with us and decide against it, you can cancel within two business days — no penalty, no fee, no questions asked. One call or text and it's done.
