2. What we collect
Information you give us
- Through the "tell us about the house" form: property address, first name, last name, phone number, email address, and anything you choose to tell us about your situation.
- Through the free guide form: first name, last name, and email address.
- Through calls, texts, and emails: whatever you share with us in those conversations, plus notes we take so we remember your situation accurately.
Information collected automatically
- Basic technical data your browser sends to our host: IP address, browser type, device type, referring page, and pages viewed. Standard web server information.
- Analytics data, if analytics are enabled, showing which pages get visited and how people move through the site — in aggregate, to help us write better guides.
What we don't collect
We don't ask for and don't want your Social Security number, bank account details, or payment card numbers through this website. If a form or an email claiming to be from us asks for those, it isn't us — call us at the number above.
3. Why we use it
- To respond to your inquiry and talk with you about your property.
- To research a property you've asked us about, using public records like county assessor and clerk data.
- To send you the free guide you requested, and occasional related follow-up you can unsubscribe from at any time.
- To prepare and carry out a transaction if we get that far — which means sharing information with a title company, attorney, or lender involved in the closing.
- To keep records we're required to keep, and to protect our legal rights.
We do not use your information to make automated decisions about you, and we do not build advertising profiles.
4. Who we share it with
We do not sell your personal information, and we do not share it with lead-generation companies or list brokers.
We share limited information only with:
- Service providers who run the site for us — our web host, form-handling service, email provider, and address autocomplete provider — which see only what's needed to do their job.
- Transaction professionals, if you decide to move forward: title company, closing attorney, and any lender or inspector involved.
- Professionals you ask us to connect you with, like a probate attorney or a real estate agent — and only with your okay. No referral fee changes hands in either direction.
- Authorities, when we're legally required to, or to protect someone's safety or our legal rights.
5. Phone calls, texts, and email
When you give us your phone number, you're agreeing that we can call and text you about your property inquiry. Message and data rates may apply. Reply STOP to any text and we'll stop texting you. Every marketing email has an unsubscribe link. You can also just tell us — call, text, or email — and we'll take you off our list. We don't make you jump through hoops.
6. Cookies and analytics
This site uses a small number of cookies and similar technologies to make pages work correctly and, if analytics are enabled, to understand which content is useful. We do not use advertising cookies to follow you around the internet.
You can block or delete cookies in your browser settings. The site will still work, though some conveniences may not.
Our address field uses Google Places Autocomplete so you don't have to type a full address. When it's active, what you type in that field is sent to Google to return address suggestions, and Google's privacy policy applies to that exchange. If we haven't enabled it, the field is an ordinary text box and nothing is sent anywhere until you submit the form.
7. Do Not Track
Some browsers send a "Do Not Track" signal. There's no consistent industry standard for responding to it, so we don't respond to it — but as stated above, we don't do cross-site advertising tracking in the first place.
8. How long we keep it
We keep inquiry information as long as we need it to help you and to keep accurate business records — typically a few years — and longer for completed transactions, where records must be retained for legal, tax, and title purposes. You can ask us to delete information that we're not required to keep, and we'll do it.
9. Your choices
- See what we have. Ask and we'll tell you what information we hold about you.
- Correct it. If something's wrong, tell us and we'll fix it.
- Delete it. Ask us to delete your information and we will, except where we're legally required to keep it.
- Stop hearing from us. Reply STOP to a text, use the unsubscribe link in an email, or just ask.

10. Security
This site is served over an encrypted connection, and we use reputable providers for hosting and form handling. We limit who can see your information to the two of us and the service providers described above. That said, no method of transmitting information over the internet is completely secure, and we can't guarantee absolute security.
11. Children
This site is meant for adults doing adult business. We don't knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we'll delete it.
12. Changes to this policy
If we change this policy, we'll post the updated version here and change the date below. Material changes will be clearly noted.
